| Services Home Inspection We inspect from a single family residence up to a Four-Plex Multi-Family dwelling according to the Standards of Practice and Code of Ethics the Louisiana State Board of Home Inspectors, Mississippi State Home Inspector Regulatory Board, and American Society of Home Inspectors. This include checking for proper operation and deficiencies in the Homes major Systems. The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components. We then supply a report, usually by email in a .PDF format, objectively conveying the findings as simply, but thoroughly, as possible. Condominium Inspection We inspect condominiums according to the Standards of Practice and Code of Ethics the Louisiana State Board of Home Inspectors, Mississippi State Home Inspector Regulatory Board, and American Society of Home Inspectors. This include checking for proper operation and deficiencies in the Homes major Systems. The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; visible insulation; walls, ceilings, floors, windows and doors. We then supply a report, usually by email in a .PDF format, objectively conveying the findings as simply, but thoroughly, as possible. The roof, structural system, exterior, and common areas are not typically inspected because they are the responsibility of the Condominium Association. Commercial Building Inspection We inspect the property condition assessment which includes a visual examination of the physical structure and major systems of the building such as the roof, foundation, and mechanical systems. The scope of the inspection provides the purpose of the inspection and a description of materials that are tenant owned, as well as a list of items and equipment that are outside the scope of the inspection. A general description of the condition of the building as well as the apparent level of preventative maintenance that has been previously exercised will be provided. Any significant deferred maintenance is noted along with a schedule of material or physical deficiencies and an aggregate sum of opinion of cost to cure the problems along with the average amount of time in years any item is estimated to continue functioning, assuming routine maintenance is practiced. Also included are the components that require further study or investigation. Construction Completion/ Bank Draw Inspection We inspect for contractor completion on buildings that are under construction and report to the lender so the construction draw can be released to the contractor. Disaster Inspections After a natural disaster, we can inspect and assess the damage to a home and report on the habitability and safety of the building. Code Enforcement Inspections We inspect the property for compliance with current International Code Council Building Codes. Floor Level Analysis We utilize state of the art equipment to determine the extent of th settling of a structure and to see if Differential Settling is occurring. Mold Testing/ Sampling We sample air within the building and a control form the exterior and send to a qualified lab to check for possible Mold issues.
